
Boxengo has launched a major investment initiative in the self-storage sector in Italy, a program aimed at redeveloping existing properties and transforming them into green, technologically advanced spaces designed to provide a functional service to local communities.
Bestmind has supported the client since the preliminary stages of the project, managing the technical due diligence of the various assets, procurement for the design activities, execution project management, and coordination of the entire tender and contractor selection process, while also acting as Project Construction Manager during the construction phase.
The company’s service ensured design consistency and strong synergy among all stakeholders involved.
All buildings are equipped with an integrated, state-of-the-art control and security system featuring intelligent video surveillance and automated badge-access technology, ensuring high standards of safety and traceability for users.
The assets are also geared towards obtaining LEED Platinum certification, the highest level of the international sustainability protocol, confirming a strong commitment to energy efficiency, environmental impact reduction, and user well-being.
MILANO - Viale Faenza

The Milan–Faenza center will be the first operational self-storage facility within the entire Boxengo portfolio.
The building has undergone extensive renovation, both internally and externally, including significant structural reinforcement works, installation of new freight elevators, and demolition of deteriorated sections.
The project also includes the setting up of a reception area designed to welcome customers and serve as a commercial contact point for future clients.
PESCHIERA BORROMEO

The property was recently renovated and expanded by IMMOBILIARE 2C S.p.A., during which Bestmind supported the client through technical due diligence and site monitoring activities.
Following the final acquisition of the asset by the end client, Bestmind continued its assignment as Project Manager for the second phase of work, which includes the expansion and completion of fit-out activities to convert the building into Boxengo’s modern self-storage facility.
This second phase involves the construction of a structural mezzanine aimed at increasing the building’s functional capacity and optimizing the internal layout.
The intervention will result in a larger total surface area dedicated to self-storage units, improving both the functionality and overall profitability of the property.
ROMA - Via Tiburtina

This asset will become Boxengo’s first operational center in the capital, scheduled to open in 2026.
Major renovation works are currently underway on the large commercial building, which features extensive floor space.
The structure comprises four above-ground floors entirely dedicated to self-storage, along with a spacious basement used as a car park. Additionally, a reception area will be set up to welcome customers and provide commercial support. The redevelopment will be completed with a comprehensive façade restyling, designed to make the Boxengo brand a distinctive architectural landmark.
CAPONAGO - Via Galileo Galilei

Starting from a greenfield site located within a commercial area in the municipality of Caponago, the project involves the construction of a new five-storey building above ground, entirely dedicated to self-storage operations. The facility is situated in a highly strategic location, close to the A4 motorway, ensuring strong visibility and immediate brand recognition for Boxengo.
The project is conceived as a green, technologically advanced building, designed to reduce environmental impact throughout the entire life cycle of the property while, at the same time, providing an efficient and functional service for the local area.
The project involves the development of modular self-storage spaces designed to maximize usage flexibility and customer turnover. The layout is optimized for accessibility, security, and efficient flow management.
Bestmind supported project and management coordination, ensuring consistency between functional layout, operational model, and economic sustainability. The work included aligning technical requirements with business objectives.
The main challenges relate to optimizing profitability per square meter, access management, and security. These are addressed through targeted design and the integration of advanced technological systems.
