From the design phase through to operational management, Financial and Economic Plan (F.E.P.) serves to demonstrate the long-term economic sustainability of the investment and the balance of the management model, providing reliable projections of profitability related to sporting events, entertainment events, cultural events, trade fairs and ancillary activities. 

Specifically, the F.E.P. defines: 

  • Planned Investments – Design, construction, fit-out, systems and corporate maintenance costs; 
  • Sources of Financing – Equity, loans, public and/or private contributions, sponsorships, potential European funds; 
  • Expected Revenues – Ticket sales, season tickets, events, concessions, commercial space leasing, merchandising; 
  • Operating Costs – Daily management, routine maintenance, personnel, utilities; 
  • Financial Sustainability Indicators – Cash flows, ROI, Net Present Value (NPV), Internal Rate of Return (IRR), EBITDA; 
  • Scenario and Risk Analysis – Sensitivity to cost and revenue variations, low attendance scenarios, construction or operational contingencies.
