The renovation works of the property located at 20 Viale Faenza in Milan have been completed. The asset was acquired by Savills I.M. SGR S.p.A. – Vector Fund as Boxengo’s first Self Storage facility in Italy. Following the soft opening of the reception to the public in December 2025, the centre is now officially operational and ready to welcome customers, who can fully benefit from the self storage services.

Bestmind supported the client from the outset of the transaction, taking on the integrated management of the project throughout its entire lifecycle, including:

• Technical due diligence
• Procurement and management of the detailed design phase
• Coordination of the full tender process and contractor selection
• Project Construction Management during the construction phase

The intervention covered a total surface area of 4,500 sqm and included the installation of 406 storage units of various sizes, located across the two basement levels of the building, as well as the fit-out of the ground-floor reception, which ensures direct access from the street and facilitates customer welcome and commercial interaction.

The main renovation works included:

• Strip-out e bonifica delle aree
• Structural reinforcements and renewal of waterproofing systems
• Construction of a new connecting ramp between floors
• Installation of a new goods lift
• Installation of storage units of various sizes
• Fit-out of the reception and operational areas

The building is also equipped with an integrated security system for access control, featuring intelligent video surveillance and automated management through a dedicated app, ensuring high standards of protection and full traceability for users.

In line with Boxengo’s commitment to energy efficiency and environmental sustainability, the project is aimed at achieving LEED Platinum certification, the highest level awarded under the international protocol.

The redevelopment has brought new life to a previously abandoned property, enhancing its strategic location within a large residential area and restoring an innovative and functional service to the local community.
